1. Booking and Payment

• All bookings must be confirmed via the platform used for reservation (e.g., Booking.com).
• Full payment must be completed to secure the reservation.
• A security deposit may be required and will be communicated at the time of booking.

2. Check-In and Check-Out

• Check-In Time: After 3:00 PM
• Check-Out Time: Before 11:00 AM
• Early check-in or late check-out may be available upon request for an additional fee.

3. House Rules

• No smoking inside the property.
• No pets allowed unless specifically agreed in writing.
• No parties or events without prior permission.
• Quiet hours are from 10:00 PM to 8:00 AM.
• Only the number of guests specified in the booking are allowed to stay overnight.
• Respect the property, furniture, and neighbours at all times.

4. Cancellation Policy

• The cancellation policy will follow the terms listed at the time of booking.
• No-shows will result in no refund.

5. Damage and Security Deposit

• Guests are responsible for any damage to the property or its contents during their stay.
• A security deposit may be held and returned after inspection, provided no damages are found.
• Costs for repairs or extra cleaning may be deducted from the deposit.

6. Liability

• We accept no liability for accidents, injuries, or illnesses during your stay.
• We are not responsible for the loss of personal belongings or valuables.

7. Facilities and Services

• Use of facilities (such as the private cinema equipment) is at your own risk.
• Please follow provided instructions for using electronics and amenities.
• Maintenance issues will be handled as quickly as possible, but refunds will not be issued for temporary inconveniences.

8. Guest Conduct

• We reserve the right to terminate a booking without refund if guests engage in unacceptable behaviour or breach house rules.

9. Force Majeure

• We are not liable for circumstances beyond our control (e.g., natural disasters, travel restrictions) that may affect your booking.

10. Privacy Policy

• Guest information will be used solely for managing bookings and will not be shared without consent, except where legally required.
